The vision for Holmesglen

The following vision for Holmesglen train and tram zone activity centre is built from the Statement of Advice prepared by a Community Reference Group (CRG) made up of local residents.

Holmesglen will continue to evolve as a small but important centre within an education precinct anchored by Holmesglen Institute and close to Gardiners Creek.

Convenient local services and new homes will support students, residents and workers, helping the area grow in a practical and community‑focused way.

We need to provide more homes or young people can never afford to live near us.

What we understand about place and how we’ve addressed it

Holmesglen community members value the presence of Holmesglen Institute and the retail centres that shape the local landscape and economy.

The CRG noted how important the area was in terms of diverse communities, mix of housing types and commercial services. That’s why we have applied the Non‑Heritage Main Street Core and Limited Sensitivities typologies to the sites with multiple frontages that abut Warrigal Road.

We heard that the community are generally supportive of developments along Warrigal Road and close to the Holmesglen Institute.

Homesglen core and catchment explained

The core is the central part of the train and tram zone activity centre, closest to public transport, jobs and services. This area is best suited to accommodate more homes.

The catchment is the surrounding area within approximately 10 minutes’ walk of the core (around 800 metres).

As you move away from the commercial and community core of the train and tram zone activity centre, we expect that the building heights will gradually decrease. This will allow a transition between the activity centre and the surrounding suburb.

In Holmesglen, the inner catchment is close to Holmesglen Station and the Holmesglen shopping centre. The outer catchment responds to nearby services.

What we are doing for your community

As part of our work, we've:

  • included active frontages along Warrigal Road and side streets to help enhance pedestrian activity
  • applied building heights of up to eight storeys to the Holmesglen activity centre.

Street activation requires new buildings to provide open and inviting shopfronts to encourage lively and safe streets. A setback is the minimum distance a building must be placed away from a property boundary, road, or natural feature.)
