The vision for Hampton
The following vision for Hampton train and tram zone activity centre is built from the Statement of Advice prepared by a Community Reference Group (CRG) made up of local residents.
Hampton will grow as an attractive and walkable place to shop, work and spend time. People will have convenient access to local jobs, services and community facilities.
New homes will be added in thoughtful ways that create lively neighbourhoods while keeping Hampton’s welcoming feel. Walkable streets, shared spaces and local services will help support a connected and inclusive community.
We need more housing and planning for more homes is a good solution to utilise the existing infrastructure.
What we understand about place and how we’ve addressed it
Hampton is known for its mix of local retailers, welcoming atmosphere, and community focused character. It offers something for everyone, from casual cafes and independent boutiques, to spaces where neighbours can gather, creating a warm and inviting environment that reflects life in Hampton. That’s why we have applied primary active frontages to all of Hampton Street, to continue to activate the street.
We have also applied secondary and tertiary active frontages for streets such as Small Street and Willis Street to provide future opportunities for developments to activate the streetscape leading towards the coast.
The CRG noted how important the centre’s heritage and its connection to the coast are for the Hampton Community. That’s why we have applied the heritage main street typology along Hampton Street, where the heritage overlay already applies, to ensure these features remain protected.
We have applied the non-heritage main street typology to the majority of other blocks along Hampton Street to protect and enhance the main street feel of the activity centre core.

Hampton core and catchment explained
The core is the central part of the train and tram zone activity centre, closest to public transport, jobs and services. This area is best suited to accommodate more homes.
The catchment is the surrounding area within approximately 10 minutes’ walk of the core (around 800 metres).
As you move away from the commercial and community core of the train and tram zone activity centre, we expect that the proposed building heights will gradually decrease. This will allow a transition between the activity centre and the surrounding suburb.
In Hampton, the inner catchment responds to Hampton Street’s commercial heart and the station. The outer catchment responds to heritage overlay precincts and areas closest to the shore.
What we are doing for your community
As part of our work, we've:
- applied active frontages along Hampton Street to support further opportunities for a lively and interesting street
- applied heritage main street core typology along Hampton Street to protect the human scale and main street feel of the street
- applied maximum building height restrictions of eight storeys for the majority of Hampton Street, with a maximum of 12 storeys for some locations. The village character will be retained by specifying a street wall of three storeys and upper-level setbacks on most blocks
- ensured there is sun access protection along Hampton Street to minimise overshadowing and support canopy tree cover
- identified Hampton Street as a key pedestrian street to protect sun access to footpaths and encourage people to spend time here.
