Description of proposal
(VicSmart) To replace the existing shed on our residential property with a new structure. The new shed will be a 12m x 4m Colourbond shed designed by Shed Bonanza, featuring fire-rated cladding to compliment our home and comply with the bushfire overlay requirements. Construction Details: Shed Location: The new shed will be built on the same site as the existing shed. Foundation: A 15m x 4m concrete slab will be laid by Lissan Landscaping & Fencing, a local Hurstbridge business. Specifications: - Pier holes drilled every 1.5m through fill and 600mm into solid ground. - Reo cages tied into the reinforcement for the slab. - Slab thickness: 120mm. - Foundations: 500mm x 500mm x 600mm deep where shed posts will be anchored. - Shed construction will take approximately 2-3 weeks Compliance with Nillumbik Planning Scheme: i) Township Zone: The shed will be used solely for residential purposes, consistent with the zoning requirements. ii) Significant Landscape Overlay (Schedule 2): No earthworks or significant excavations are planned. Hence, the construction will not impact the surrounding landscape and we are mindful of minimising any disruption to local wildlife or vegetation. Additionally, a large tree was recently removed from our property boundary (refer to site plan) due to safety concerns. An arborist assessed the tree as unhealthy, with a continued risk of falling branches. The council confirmed that, given our location in a bushfire-prone area and the fact that the dwelling and fence were built before 2009, no permit was required for its removal. iii) Bushfire Management Overlay: The shed will be positioned with a 125mm gap from the boundary fence to allow for proper drainage and guttering. Fire-rated linear board cladding, coloured grey to match the residential dwelling, will be used to ensure compliance with bushfire management regulations.
