Implements the recommendations of the Winchelsea Structure Plan 2021 Updates the text of the Landscape and Culture Strategy at Clause 21.06 of the Munisipcal Strategic Statement Modifies the Rural Residential Strategy at Clause 21.09 of the Municipal Strategic Statement Modifies the Winchelsea Strategy at Clause 21.14 of the Municipal Strategic Statement Rezones land at 30 and 32-34 Main Street and 5 6 and 8 Palmer Street Winchelsea from Residential 1 to Business 1 Zone Amends the Schedule to the Low Density Residential Zone to include minimum lot sizes for the existing estates on the boundaries of the town Applies a new Schedule 5 to the Significant Landscape Overlay to private land that adjoins the Barwon River reserve within the settlement boundary of Winchelsea Applies an Environmental Audit Overlay to the former night soil depot on land at 235 Austin Street Winchelsea and updates the list of maps at Clause 61.03
