Authorisation NO A942 Rezone 181 hectares of land from the Farming Zone to the Industrial 1 Zone| 9.3 hectares of this land is already developed as a major abattoir. Both areas of land to be rezoned to the Industrial 1 Zone are immediately adjacent to land already zoned for industrial purposes. 30.4 hectares of land is proposed to be rezoned from the Industrial 1 Zone to the Business 4 Zone to reflect the existing uses and developments that are already established in and around the Cobram-Koonoomoo Road/Broadway Street intersection. Between Karook Street and the Cobram-Koonoomoo Road 15.8 hectares of land is proposed to be rezoned to the Mixed Use Zone. This land is almost fully developed with an existing caravan park moveable dwelling estate and the manufacturing facility for the moveable dwellings. An additional 0.92 hectares of land between Punt Road and Bank Street is also proposed to be rezoned to the Mixed Use Zone again in recognition of the existing well established land uses. In High Street between Broadway and Pine Street 0.96 hectares of land is proposed to be rezoned from the Business Use 2 Zone to the Residential 1 Zone. This proposal reflects the existing residential uses in this area that have recently been the subject of intensification. Generally to the east of Campbell Road to the south of the existing area zoned Residential 1 an area that has been enjoying a reasonably high level of growth for some years now it is proposed to rezone 113 hectares of land from the Farming Zone to the Residential 1 Zone. This proposal extends the existing residential area of Cobram as had been foreshadowed in the Cobram Structure Plan and which is being updated under this amendment. The area of land being rezoned is required to accommodate future housing demand that includes alternative forms of housing such as retirement or aged care facilities. 29 hectares of land at the northern extension of Grasso Drive is proposed to be rezoned from the Farming Zone to the Residential 1 Zone to extend and consolidate the residential neighbourhood that has been developing in this area over recent times. In addition 14.3 hectares of land south-west of the Murray Valley Highway immediately east of the existing low density residential neighbourhood of Catona Crescent is proposed to be rezoned from the Low Density Residential Zone to the Residential 1 Zone. In the assessment against Ministerial Direction No. 6 see below it is identified that 247 hectares of Farming Zoned Land is proposed to be rezoned to the Low Density Residential Zone in recognition of the lack of supply of this type of land as well as the growing demand for this form of housing opportunity. Finally 1.66 hectares of land in Punt Road is being rezoned to the Public Park and Recreation Zone to recognise Federation Park that is being further developed by the local community| .43 hectares of land is proposed to be rezoned from the Public Use Zone 7 to the Business 1 Zone in recognition of its use as a car park to a major supermarket development and 0.44 hectares of land in Station Street is proposed to be rezoned to the Public Use Zone in recognition of the occupation and use of the land for the administrative centre of Moira Shire Council.
